租仓库问题

大家好! 我想租一个1056 sqm 的仓库。房东说要我交 112,992 比索 一个月。他们是 以100 比索一平方 加12% Vat ，然后剪掉 5% Witholding tax 就等于 112,992 一个月 。请各位知情人士帮我看一，是怎么算出来的，感恩!
