租地蓋房

我想租一塊地跟屋主的家，屋主的家就在空地的後面目前在跟屋主商量請他們搬去別的地方，
等他們同意搬走並同意我們拆掉他們原房屋後我們會在上面蓋一家餐廳
想請問一下
要簽幾年合約比較好呢?
聽說要簽25年比較好?為什麼呢?
如果25年時間一到我可以把我蓋的餐廳移走嗎?
(預計要蓋可移動式的餐廳)

Hi, yes you can definitely enter into an agreement for 25 years or even renewable for another 25 years. The law does not prohibit parties from doing so. But usually this sort of lease contract will stipulate that whatever improvements you built on the leased properties will inure to the benefit of the landlord after the lease period. Unless there is agreement to the contrary.
